New kitchens, and why they still generate service calls
Coastal Oaks, Twenty Mile, Del Webb, Greenleaf Village and Seabrook Village are recent construction, which means most of the built-in equipment we see in 32081 was installed within the last decade and is mechanically in good order. The faults are not wear-out faults, and that surprises people. What we find instead falls into two groups.
The first is installation. Built-in appliances go in near the end of a fast construction schedule, usually by a different trade than the one that built the cabinetry, and the mistakes are consistent enough that we look for them first: an induction cooktop with its underside airflow path closed in by the counter substrate or a drawer box, a wall oven and speed oven stack with no usable vent clearance, a column refrigerator whose water shut-off has been finished into a cabinet where nobody can reach it, hood ducting with more elbows and length than the blower was sized for, and circuits that were meant to be dedicated and are not. Every one of those produces an appliance that worked on the day of handover and fails early, repeatedly, in a way that looks like a manufacturing defect and is not. Replacing the part without correcting the cause is not a repair.
The second is electronics. A modern built-in kitchen is a set of computers on long dedicated circuits, and this region averages around 68 thunderstorm days a year on top of the multi-day outages that followed Matthew in 2016, Irma in 2017 and Helene in 2024. Boards and inverter-driven compressors rarely fail during the event. They fail two or three weeks later, which is why the first question we ask about a dead appliance is when the power last went out, and why we check supply and circuit before condemning anything inside the machine.
When you should not call us at all
A lot of the equipment in 32081 is young enough that the manufacturer’s own warranty may still apply, and in that case the right first call is to the manufacturer, not to an independent shop. We will tell you that on the phone. It costs us the visit and it is plainly the correct advice, since a repair we perform on equipment still in warranty is a repair you have already paid for once.
The same applies to anything that is a builder or installer responsibility while a home is still inside its warranty period. A cooktop closed in by joinery or a duct run that was never sized correctly is not an appliance fault, and the party that built it is the party that should correct it.

Treat a change in noise as information. A hood blower or a convection fan that has developed a new sound is telling you about a bearing or a capacitor months before it stops, and that is the cheap end of the repair.
Keep condenser areas clear and get them cleaned on a schedule rather than when a compartment starts drifting warm, and change refrigeration water filters on their interval rather than when the indicator becomes annoying — a restricted filter shows up as hollow or undersized ice long before it shows up as anything else.

Common wear items — door hinges and springs, gaskets, thermistors, fan motors, capacitors — usually move quickly. Control boards, inverter boards, sealed-system components and anything panel-specific take longer, and glass and door assemblies for older equipment are the ones most likely to be discontinued. After a power cut the ignition clicked on every burner at once and would not stop. He replaced the spark module and found moisture had tracked into one of the switch bodies. No clicking since.

He fixed the fault, a failed door interlock switch, and it works. The unit was refitted slightly proud of the cabinet and I had to ask twice before somebody came back and sat it properly.

The column is cold again and the diagnosis was sound. The finish was the problem. A panel screw was left out, and there is a mark on the cabinet side that was certainly not there beforehand.
